LET ONLY

This service ends when the negotiations are completed for the Tenant we have introduced to take occupation of the property. Our fees are due and payable upon the commencement of the Tenancy. All obligations for the Management of the Tenancy including the tenant taking up occupation of the property will be the responsibility of the Landlord. The obligation to arrange the inventory check out (should one be required) will also be the responsibility of the Landlord. Living LONDON can arrange this for the Landlord subject to the appropriate fee being paid.

1. Market Appraisal

  • A visit to the property and a discussion, which includes a market appraisal, advice and information on letting and related services.

2. Marketing & Advertising

  • Advertising the availability of the property, from time to time, through whichever means in our opinion are appropriate.
  • Erecting a “To Let” board.
  • Automatic entry on to our website and other portals.
  • Please note that from time to time we may use external and internal pictures of properties we have let in general marketing campaigns stating the rental level achieved

3. Searching for Suitable Tenants

  • Finding and introducing a Tenant.

4. Negotiation

  • Negotiating an acceptable rent for the Tenancy period, being the length of the term.
  • Negotiating special terms or pre-Tenancy conditions in the Tenancy Agreement.

Credit Checks & Referencing

  • Tenants will be referenced including a Credit check, Employment reference and current Landlord reference. Once these have come back as satisfactory contracts will be drawn up.

6. Signing of Assured Shorthold Tenancy (AST)

  • Once these have come back as satisfactory contracts will be drawn up.

7. Hand Over Keys to Tenant

  • On the day of move in, keys will be handed to the Tenant.

* Deposit Holding

Where we have been instructed on a Tenant- Find Only basis the Landlord is responsible for ensuring that the Tenant is notified of the deposit protection within 30 days of the start of the tenancy, and within 30 days of each and every renewal or extension of the fixed term tenancy. This includes the provision to the Tenant of the Deposit Protection certificate where applicable plus the Prescribed Information and information booklet for the relevant deposit protection scheme. The Landlord is responsible for ensuring that the deposit is protected for the duration of the tenancy including re-protection on all renewals and extensions of the original term and that the Tenant receives notification of this.

* Your Information and Other Services

We will use the information we collect from you to carry out this agreement and for statistical, administration and marketing purposes. We will disclose the information to our service providers and agents for these purposes.

We will offer a full range of services to you, potential tenants and actual tenants including estate agency, financial services, and conveyancing services from which we may get commission or fees.

LET & RENT COLLECTION

In addition to the services outlined in the paragraphs ABOVE, Living LONDON will:

8. Rent Collection

  • Collect the monthly instalments of rent on your behalf and forward net rents to your bank accounts or other nominated beneficiary.

9. Rental Statements

  • Prepare and submit monthly statements to yourself and/or your accountant.

10. Registering Deposit

  • Living London is a member of the Tenancy Deposit Scheme (TDS). All Deposits taken are kept in a secure deposit account and registered with the TDS. Copy of the Deposit Certificate is emailed and/or a hard copy is given to the tenants

FULL MANAGEMENT

In addition to the services outlined in the paragraphs ABOVE, Living LONDON will:

11. Inventory

  • We will include an inventory for use in the event of a dispute over damage at the end of tenancy.

12. Property Inspection

  • Every Four months Property Management Department will attend the property to check the general condition of it.

13. Rent Recovery Policy & Legal Cover

  • Depending on the property this service can be given. Loss of Rent is recovered by the insurance company so that landlords are not out of pocket.

14. End of Tenancy Check Out

  • A member of Living London will attend the property to formally check the Tenant out of the property at the end of the tenancy.
