The tenants section of our website has been designed to provide you with all the information you will possibly require if you are looking for property to let.

Even if you know exactly where you want to rent a home, how much you have to spend and what type of house or flat you wish to secure, it can still be helpful to use an agent to identify the exact property that matches your criteria.

Find a property

Once you have found a property to let which matches your criteria, we will conduct a reference check and contact your guarantors if required. Our staff will then work to draw up a tenancy agreement to ensure your rights are protected. They will then register your deposit in accordance with the Tenancy Deposit Scheme.

On the day you move in, we will provide an inventory and verify the condition of the property. You should check this carefully as soon as you receive it as this helps to protect both you and the landlord over the course of the tenancy.

If your landlord has chosen to have Living London manage the property and experience a problem, our team will be on hand to help.

Once we are made aware of any issues in a rented home that we manage, one of our team will immediately seek approval from the landlord for the necessary works to be completed.

We are also on hand to assist should you either wish to renew your tenancy or give notice to leave in accordance with your tenancy agreement.

You will want an estimate of the costs of renting thorough us. Here is a guide to standard costs payable to us as your landlord’s agent. Some of these will vary dependent upon our client’s instructions, the size of the property and the agreed terms of the tenancy agreement you sign.

Once your offer on a property is agreed, our fees upon your application:

  • Applicant administration/Agency fee: £300 including VAT. Referencing up to two tenants (identity, immigration and Visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement
  • Additional Tenant Fee: £150 including VAT per person
  • Guarantor administration fee: £150 (for each prospective guarantor, if required)
  • Permitted Occupier Fee - £60.00 inclusive of VAT per permitted occupier (if required).
  •  Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.
  • 80 (where responses to reference checks not provided within 30 days of application date)

Fees during tenancy or before tenancy is renewed:

  • Administration fee: £20 (on each occasion where rent is paid in cash and not by standing order)
  • Amendment Fee: £60 including VAT. This is payable where contract negotiation, amending terms and updating your tenancy agreement during your tenancy is required.
  • Tenancy renewal fee: £100 + VAT. This is payable where contract negotiation, amending and updating terms and arranging a further tenancy agreement is required.
  • Gas and electrical safety and similar appointments: £90 per hr (where tenant requests Living London to attend in place of the tenant)

Fees when you vacate:

  • Check-out Fee: £60.00 including VAT. This covers the costs of attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit.
  • Professional Cleaning: This is the cost of having the property and its contents professionally cleaned. The cost will depend on the size of the property and the amount of cleaning required. On average it costs £12 + VAT per hour.
  • Future Landlord reference Fee: £400.00 inclusive of VAT (per reference request). This is for collating information and preparing a reference for a future Landlord or Letting Agent.

Other fees and charges:

  • Lost Security Items: £60.00 inclusive of VAT. Obtaining necessary permissions, sourcing providers and travel costs. 
  • Out of Hours Services: £60.00 inclusive of VAT per hour plus any actual costs incurred.  Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.
  • Unpaid Rent/Returned Payments: Interest charged at 8% above the Bank of England Base Rate from due date.
  • Professional Cleaning: This is the cost of having the property and its contents professionally cleaned. The cost will depend on the size of the property and the amount of cleaning required. On average it costs £12 + VAT per hour.
